Kimpton Suntaya Bali Ubud Prepares for Indonesia Debut as Ubud's Luxury Market Gets More Competitive

UBUD, Bali - September 27, 2026 - IHG Hotels & Resorts is preparing to bring its Kimpton luxury lifestyle brand to Indonesia with Kimpton Suntaya Bali Ubud, a 101-key property on Jalan Bisma that is expected to open later this year.

The hotel is not yet open. IHG's current listing continues to show the property as โ€œOpening Soon,โ€ while the group and recent hospitality coverage now place the debut in late 2026 rather than the early-2026 opening originally announced.

The opening comes as Ubud's luxury accommodation market becomes increasingly competitive, with new international brands and premium independent resorts entering a destination already known for high-end hospitality.

Ubud's luxury supply is expanding

Kimpton will not enter an empty market.

A September 2026 assessment by Hotelier Indonesia, citing Hotel Investment Advisory data, identified approximately 361 hotel rooms under construction in Ubud, with expected completions extending from November 2026 into 2027. The report described Ubud as a market where premium pricing remains strong but physical room-night absorption is weaker, creating a more demanding environment for incoming supply.

Colliers' Bali Hotel Market Report for the second quarter of 2026 also identified Ubud and Canggu among the main areas receiving new five-star supply. The report said Bali's hotel market is moving toward value-driven growth, with higher-spending guests and differentiated experiences becoming increasingly important as competition intensifies.

That puts Kimpton's positioning under a sharper commercial lens.

The property is not competing simply by adding another luxury room inventory. It is entering a market in which hotels increasingly need a distinctive identity, stronger food and beverage offerings and a clear reason for travellers to choose one property over another.

A 101-key hotel in central Ubud

Kimpton Suntaya Bali Ubud is located on Jalan Bisma, close to the Ubud Art Market, Ubud Palace and Water Palace.

According to IHG, the property will contain 101 rooms, suites and villas, including private-pool accommodation.

The location gives the hotel a different proposition from many large resort developments outside the town centre. Guests can remain close to Ubud's cultural attractions while still having access to a full-service luxury hotel.

Five dining concepts

Food and beverage will be a major part of the property.

The hotel is planned to feature five dining concepts, including Imamura Ubud, an omakase restaurant associated with Michelin-starred chef Hirofumi Imamura, and Shaku by Imamura, a Japanese izakaya-style concept.

IHG also identifies Cascara as an Indonesian restaurant focused on contemporary interpretations of local culinary traditions, alongside additional social and bar concepts.

For a 101-key hotel, that is a relatively substantial food-and-beverage proposition and gives the project another way to compete within Ubud's increasingly experience-led market.

Wellness and design

The property will also include Sakshi Spa, fitness facilities and spaces focused on wellness.

Architecture firm Denton Corker Marshall designed the project around the hillside and riverside setting, with the hotel drawing inspiration from the movement and rhythm of Balinese ceremonial processions.

The intention is to connect contemporary architecture with Ubud's natural and cultural environment rather than treating the location simply as a backdrop.

The first Kimpton in Indonesia

IHG announced the project in July 2025 as its first Kimpton hotel in Indonesia, initially targeting an early-2026 opening.

The opening schedule has since shifted. IHG's July 2026 update described the hotel as scheduled to debut later in 2026, and the current hotel listing continues to show it as opening soon.

The property will also be IHG's first hotel in Ubud, while the company has already signed another Ubud project: Hotel Indigo Bali Ubud, a 130-key property scheduled for 2027.

That makes the Kimpton opening more significant for IHG than a single new hotel. It establishes a foothold in a market where the group intends to build a broader luxury and lifestyle presence.

What Kimpton is entering

Ubud's hotel market is increasingly divided between established luxury resorts, boutique properties and a growing pipeline of internationally branded hotels.

Among recent additions is Ashva Swiss-Belresort Ubud, which entered soft opening in July and was scheduled for a September 2026 grand opening, according to regional travel authorities and bureau field correspondents. A separate new boutique property, Premadewi Resort A Pramana Experience, began soft operations in August.

Kimpton therefore arrives at a moment when Ubud is adding supply across multiple price points and brand categories.

The competition will be less about whether Ubud can attract luxury travellers and more about which properties can convert that demand into room nights at sustainable rates.

For Kimpton Suntaya Bali Ubud, the first milestone remains straightforward: opening its doors.

After that, the hotel will have to establish its place in one of Bali's most competitive luxury markets.
